Commercial Energy Assessments (Non-Domestic Energy Assessments).

All commercial properties actively for sale or to let, require an energy performance certificate in accordance with EU legislation. These last for 10 years.

WHY DO I NEED AN EPC?

**In 1996, in Kyoto, most ‘leading’ countries agreed to sign a legally binding document ensuring their part in the reduction of carbon emissions (80% by 2050). This agreement is what the EU Energy Performance of Buildings Directive is about. The need for commercial EPCs is driven by the fact that a large proportion of the UK’s carbon emissions come from buildings. This comes down to their construction and wasteful energy consumption, mainly through high usage heating and lighting.

As from 4th January 2009 new European Legislation states that ALL Commercial Buildings (Except for a few exceptions, please see below) bought, sold, built or rented must have an EPC. This legislation forms part of the European Unions Energy Performance of Buildings Directive.

The only possible exceptions are as follows:-

Places of worship.

Temporary buildings

Stand alone buildings with a floor space of less than 50m Sq.

Buildings to be demolished within 2 years.

Workshops, Industrial Units, Non domestic agriculture buildings - with low energy demands.

WHAT HAPPENS IF NO EPC EXISTS?

This legislation is being ‘policed’ by Trading Standards. The penalties imposed for non compliance of these new laws are quite high (£500 to £5000), so it is important that an EPC is provided if and when required.
